Monthly
- Check the air filter, and replace it when dirty (every 1–3 months for 1-inch filters).
- Keep supply and return vents open and unblocked.
Spring (before cooling season)
- Turn off power at the disconnect, then clear leaves and debris from around the condenser.
- Gently rinse the condenser fins from the inside out with a garden hose (no pressure washer).
- Make sure the unit sits level on its pad.
- Flush the condensate drain line with a cup of distilled vinegar or water.
- Test cooling before the first heat wave.
- Book a professional cooling tune-up.
Fall (before heating season)
- Replace the filter.
- Test smoke and carbon monoxide alarms.
- Clear the area around the furnace. Don't store flammable items nearby.
- Check that outside vent terminals (PVC pipes on high-efficiency furnaces) are clear.
- Test heating before the first cold night.
- Book a professional heating tune-up.
Winter (heat pumps)
- Keep snow and ice clear of the outdoor unit.
- Make sure gutters don't drip onto the unit.
Summer
- Trim plants to keep about two feet of clearance around the condenser.
- Check the drain pan and float switch after hot, humid days.
Keep a simple log with dates of filter changes and service visits. It helps with warranty claims and shows buyers the system was cared for when you sell.
